Questions sellers ask us

Do I need to clean or repair the house?

No repairs or cleanup are needed to start a review. Describe known issues. Any agreement about condition or belongings left behind must be set out in the purchase terms.

Are there fees or commissions?

There is no charge to request a review through this form. A direct purchase is different from a listing agreement. Any agent obligations or transaction charges depend on your agreements; review the written terms and estimated proceeds.

Who pays closing costs?

The purchase agreement must identify who pays each cost. Ask for an itemized estimate of title, settlement, transfer and other charges, plus taxes and any outstanding balances. We do not promise blanket coverage of costs.

How fast can you close?

A straightforward transaction may take several weeks; title issues, ownership authority, occupancy or other conditions may take longer. This is an illustrative range, not a promised schedule. A closing date requires agreement and confirmation from the closing provider.

Can I sell with tenants in place?

You can request a review of an occupied rental. Leases, access, deposits and applicable obligations need evaluation. A sale does not automatically end a lease, and we do not promise tenant removal.

What if there are code violations?

Describe known notices and deadlines. They can affect the review and purchase terms. An as-is sale does not automatically resolve municipal obligations. Confirm requirements with the issuing authority and an appropriate adviser.

What if I owe back taxes or have liens?

Tell us in general terms; do not send account numbers. A title or closing professional must review recorded claims and possible payoff arrangements. A request does not erase debts or pause enforcement deadlines.

Does my city require a point-of-sale inspection?

Requirements vary by municipality and property and can change. Check with the relevant city building or housing department and your closing provider before agreeing to a transfer schedule. We do not make a city-specific determination through this form.

Do you buy outside Cleveland?

We review properties in Cleveland and nearby Cuyahoga County cities listed on our Areas page. Send the address if you are unsure; location and property details need review before a purchase can be considered.

Is submitting the form an offer?

No. It is a request for review, not an offer to buy, appraisal or contract. Any purchase requires further evaluation and a written agreement. You have no obligation to accept a proposal.

Will you call or text me?

Use your preferred contact channel for a requested response. Marketing permission is separate and optional. Automated SMS and voice are disabled, and no seller calls, texts or emails are sent in this development preview.

How do you use my information?

We use submitted contact and property details to handle the request and contact preferences. Analytics must not contain inquiry details. Read the Privacy policy for storage, service providers, retention and privacy requests. Use fictional data in this preview.
